Things to know when looking for a rental home.

Income

o The applicant needs to have provable income. Most landlords want to see evidence that the potential tenant makes at least 3x the monthly rent.

Credit History

o Most landlords need to see a credit history that has few, if any, bad marks such as late payments. However, you may find that some landlords are more flexible and will state that they are willing to work with bad credit.

Criminal Record

o Few people will rent to someone with a criminal record, especially where drugs or violence is concerned. This is because convicted criminals have a much higher risk of having problems that affect the community as a whole, such as breaking and entering or selling drugs.

Pets

o Many owners and managers do not allow pets, because of concerns with safety, property damage and noise. Those that do accept pets require an additional deposit.

Evictions

o Being evicted from a house or an apartment for not paying rent or creating disturbances on the property will make it very difficult, if not impossible, to rent anywhere else.
